Most frequently asked questions from owners
Own useIf you want to spend a period of time in your apartment or studio, you can do so by logging in to the owners environment. Under the 'Block' tab you can keep a period free of your choice.
Of course, you can always inform us by email ( verhuur@immo-bel-air.be ) or telephone (059 330 430) and we will block your chosen period for you.
It is impossible to block a period in which a reservation has already been made.
Keep in mind that the summer months rent best. If you stay in your apartment for the entire 2 months in July and August, we cannot generate maximum rental income for you.
The cleaning takes place both before and after a new reservation and is carried out by our own cleaning service.
The cleaning costs after check-out are always settled with the tenant.
Exceptions
After occupancy by the owner, the owner is responsible for cleaning. If desired, our cleaning service can come at the owner's expense.
This must always be requested by email.
Cleaning for reservations where the accommodation has been unoccupied at least 5 days before arrival is also the responsibility of the owner. Here too, you can use our cleaning service at the owner's expense if desired.
Tip:
Please ensure that there are sufficient cleaning supplies in the apartment so that tenants can also clean the accommodation themselves.
For the beds, the owner must provide the following items:
- Mattress
- Pillows
- Down blankets
- Mattress protectors
- Optional: pillow protector
The tenant has the option to rent additional sheet packages from us. If this is done, the beds will already be made upon arrival.
If the tenant chooses not to rent sheet packages, they are expected to bring their own bed linen. This information is explicitly stated during the reservation.
If the owner wants the tenant to rent sheets packages, this is also an option.
The office requires 3 sets of keys. The tenant receives 2 sets, while 1 set remains available at the office for quick intervention in the event of any defects or emergencies.
The rental price of apartments varies from apartment to apartment.
Various factors play a role in determining the price, such as the location of the apartment, the furnishings, the number of bedrooms and available amenities such as WiFi, television and parking, to name a few.
Our office strives to determine a market-based price for you using our expertise. We would like to make an appointment with you to view the apartment first before we can agree on a rental price.
We ask the tenant for a deposit to cover any damage. The apartment is checked every time after departure. If there is any damage you will be notified immediately.
A commission will only be charged for the rentals that we facilitate for you.

If you plan to rent out your apartment, a lodging number is required. This number can be obtained from Tourism Flanders. Before you can apply for an accommodation number, you must meet the following requirements:
- A fire safety certificate
- Fire insurance for the building (to be arranged through the syndic)
- Fire insurance for the home contents
- Civil liability insurance for the building (to be arranged through the syndic)
